What is a Suite Dominium?

A Suite Dominium is a condominium within a large home, divided between its residents. But it’s much more than a group home. It’s much more than independent living. And it even encompasses some of the services offered in assisted living. It combines aspects of all, to make the ideal living situtation for today’s modern seniors. 

In an assisted living home, you pay rent. In a nursing home, you pay rent. In most senior housing, you pay rent. And that’s at best. At worst, you give up all your assets in order to remain all the days of your life. In a unique and new opportunity, you have a chance to be a part of something that gives back. As a senior, you want to protect your assets, not give them up. But you don’t want to be a burden on your children as you grow older. You want your own life. You want to be with others. A condo-home is sort of like a bed and breakfast, except you own your room and it’s not just breakfast. You don’t have to resort to a rest home. You have a choice. You can purchase a condo-room within a large and very nice home, and be at the start of a revolution in senior living. Don’t give your wealth away. Invest it.

The Cost Breakdown

  • Each resident pays a portion of the total cost of the house divided by the number of suites or rooms
  • You become an owner in the community property
  • You place a deposit which will cover your expenses should you ever run out of money, so you can’t be required to leave. There are varying levels of deposits.
  • You pay a deposit called a “Buy Out”, which means if someone wants to leave, they may choose to accept buy out money immediately, and that person will get back what they paid except in certain cases. Or, they may choose to have the suite sold and get paid what a buyer is willing to pay, similar to selling your home.
  • Normal closing costs
  • Repairs as necessary
  • Furnishings (yes, you may substitute your own things)
  • A Commission
  • A Monthly Fee to cover house expenses and meals

How Do You End Up Getting Money Back?

  • You own your suite, just like a home owner. You can sell this at any time.
  • You have choices with regards to your deposit reserve fund. The Buy Out funds will remain available at all times. However, you may choose to have the rest invested in real estate and receive interest. This interest will help cover your monthly fees.
  • When you or your heirs eventually sell your portion, not only will you receive back the initial money invested, but the appreciation as well.
  • The interest on your deposit plus the appreciation on your investment may cover all the fees you have paid, and  you may end up with having lived as an independent senior for free.

How to Participate

Each individual who chooses to participate will put the start up funds into a third party escrow account and they will remain there until the purchase your share in the real estate. Once there are sufficient funds, a home will be found and purchased. You may choose to go in on the first house, or you may wait until a home more suitable to your tastes is found for a second home. Should you choose not to participate at any time during this period, you may receive a full refund. Once you are an owner and resident, you may treat your suite like any other condominium and sell at your discretion. The final price will vary depending on actual cost of the home.
